VietNamNet Bridge – A ridiculous behavior has been repeated by many people in Hanoi: they drive motorbikes to the places where they keep cars and then take cars to the offices.
 

The lack of parking lots at apartment buildings is the problem which has existed over the last many years. However, the problem has not been fixed; even new real estate developers do not intend to reserve land for parking lots.

 
Nearly all the apartment buildings which were built in recent years, like Linh Dam, Dinh Cong, Dai Kim, My Dinh or Trung Hoa Nhan Chinh do not have the ground floors for parking cars. Therefore, the most ideal parking places for local residents are the pavements or the areas for public utility like playgrounds or inner-region paths.
 
Other apartment buildings such as Trung Yen or Me Tri Ha face the same problem. Though local residents do not have good parking places, they still have to pay more for the parking service. Residents of Trung Hoa Nhan Chinh residential quarter, for example, may have to pay 600,000 dong a month, or 100,000 dong more for every car parked.
 
However, local residents still feel satisfactory with the service fee, because it is clearly much lower than the fees applied at other apartment buildings. Moreover, one should feel happy if they can gain the right for parking cars, while others have to park cars at the places far from their homes.
 
Thanh, who has moved to Trung Hoa Nhan Chinh, complains that she cannot get a parking seat at the building, so she has to park the car at a place far from her apartment. Every day in the morning, she drives her motorbike to the place where she parks cars, then drives the car to the office. In the afternoon, she does the same thing: drives the car to the parking place, where she takes the motorbike home.
 
Though high grade apartment buildings offer more parking seats for local residents, but it is really not easy to obtain the right to park cars. Linh, the assistant to the chair of the board of directors of a joint stock bank in Hanoi, said that she decided to purchase an apartment at The Manor building after she was told that The Manor has a ground floor for car parking.
 
The Manor has the total area of 20,260 square meters which is capable to contain 283 cars and 560 motorbikes. However, the controversy between the investors and local residents has forced Linh to park cars at another place.
 
Golden Westlake has always been cited by people when talking about parking places. In order to obtain a seat for long term parking, everyone has to pay 800 million dong, while if he wants the seats for two cars, he would have to pay 1.180 billion dong. If local residents do not purchase the seats for parking cars, they would have to pay 3 million dong a month for parking service.
 
It is obvious that most of local residents at apartment buildings are high income earners, who are financially capable enough to purchase cars. However, real estate developers seem to “forget” about parking places. It is estimated that most of apartment projects only have the parking area which can meet 1/3 or ½ of the total demand.
 
Thanh Cong Tower, for example, has 150 apartments, but the car parking lot is capable for 70-80 cars. Hyundai RNC has 900 apartments, but there are only two ground floors with the area of 4000 square meters. So, if just a half of the local residents use cars, the ground floors here would be overloaded.
 
Keangnam Landmark, one of high grade apartment complexes, has lost many clients because of the limited parking area. There are 910 apartments at the two 48 storey towers, but there are only two ground floors capable for 200 cars, which just can meet 1/3 of the total demand, if all apartments here are inhabited.
 
The lack of parking lots has encouraged the development of private run car keeping services. A lot of car parking areas have been located along Pham Hung Road, or the places next to Keangnam.
