The Hanoi Construction Department has submitted a document to the municipal authorities on social housing projects in the city.

Before proposing the nine social housing projects, Hanoi had allocated a budget to build five social housing projects with a total land area of 248 hectares in the districts of Dong Anh, Gia Lam, Me Linh, Thanh Tri and ThuongT in.

Regarding the five projects, the construction department has completed documents for proposal for four out of five projects, covering an area of 203 hectares, with 12,300 apartments.

The Hanoi Department of Planning and Investment is considering the four projects. Of these, two projects have had their detailed planning approved; both are located in Tien Duong commune of Dong Anh district. The projects are Green Link City (210,000 sq m of floor area, 3,200 apartments) and new urban area/social housing (196,000 sq m, 3,000 apartments).

The agency has twice collected opinions from relevant agencies about the two projects.

Meanwhile, the detailed planning of the other three social housing projects have not been approved, including the project in Co Bi commune in Gia Lam district (152,000 sqm, 2,400 apartments), in Dai Mach commune in Dong Anh district and in Tien Phong commune in Me Linh district (215,000 sq m, 3,600 apartments).

The social housing project in C1-5 land plot in Thanh Tri and Thuong Tin districts still cannot be implemented because of boundary problems related of the project on expanding Ngoc Hoi Railway Station.

The nine projects suggested by the Hanoi Department of Planning and Architecture last April include one in Chuc Son Ecological Town in Chuong My district (169 hectares); in Tan Tien commune in Chuong My district (127 hectares); in Thach Hoa commune of Quoc Oai district (78 hectares); Ha Dong district (50 hectares); Dai Ang commune in Thanh Tri district and Khanh Ha commune of Thuong Tin district (105 hectares); Dan Phuong district (22  hectares); Mai Lam commune in Dong Anh district (46.6 hectares); Da Ton commune in Gia Lam district (63 hectares) and Quang Minh Town in Me Linh district (13 hectares).

According to the Hanoi Construction Department, two out of the nine land plots, located in Gia Lam and Me Linh districts with total research area of over 71 hectares belong to the green belt area and green corridor, with restrictions in population and height of buildings (1-3 stories at maximum).

The department has proposed that municipal authorities’ approve the nine projects. Also, it has suggested choosing 2-3 land plots, or parts of land plots, located near industrial production centers, such as Chuong My, Thanh Tri, Thuong Tin, Dan Phuong and Quoc Oai, to build social housing for lease with public investment capital. If approved, Hanoi would have 14 social housing projects (917 hectares).
