
On December 25, Lac Viet Partnership Auction Company, in coordination with the Investment and Infrastructure Project Management Board of Hat Mon Commune, will organize an auction of land-use rights for 15 plots in the Cong Noi and Cat Ha areas.
The plots range from 96 to 134 sqm in area, with starting prices from VND6.4 million to VND7.9 million per sqm.
Next, on December 27, Tien Thang Commune People’s Committee will put 33 land plots up for auction. The plots range from 80 to 126 sqm, with a starting price of VND5.1 million per sqm.
On December 29, an auction of 33 plots is expected to take place in Yen Lang Commune, including land areas in Nai Chau Hamlet and Xa Mac Hamlet (formerly Me Linh District). The plots range from 95 to 190 sqm, with starting prices from VND5 million to VND7 million per sqm.
In the final days of 2025, Hanoi will also auction several large land areas. On December 27, a land parcel of about 5.72 hectares in the Dong Xenh – Vuon Gan area, Quang Oai Commune (formerly Ba Vi), will be auctioned.
The site is comprehensively planned, including areas for low-rise housing, social housing, public facilities, green spaces, sports areas, and technical infrastructure.
According to the plan, an area of 1.7 hectares of residential land will be auctioned for low-rise housing development. The total starting price exceeds VND479 billion. The auction will be conducted through multiple rounds of direct ballot voting, with a minimum of three mandatory rounds.
On the same day, Phu Dien Ward People’s Committee is expected to auction a land parcel coded CT in a resettlement area adjacent to Phu Dien Road. The site covers more than 14,350 sqm, of which nearly 6,500 sqm will be auctioned for a low-rise housing project.
The starting price is nearly VND713 billion, equivalent to about VND110 million per sqm. Investors must place a deposit of VND143 billion. The auction will also be conducted over multiple rounds, with at least five mandatory rounds.
On the morning of December 25, an auction is expected for the land plot at 18 Cao Ba Quat Street, Ba Dinh Ward (formerly Dien Bien Ward, Ba Dinh District) at the headquarters of the Hanoi Land Fund Development Center.
The 3,366 sqm site at 18 Cao Ba Quat will be auctioned to develop a five-star hotel, with a building height of five to six floors. The starting price for the first auction round is VND201.7 million per sqm, equivalent to about VND679 billion.
The auction must go through at least three rounds, with a minimum bid increment of VND2 million per sqm for each subsequent round, equivalent to about VND6.73 billion for the entire site.
The site will be developed into a five-star hotel. Specifically, the frontage along Cao Ba Quat Street will be three to five floors high (12–20 m), while the rear section, set back 3–6 m from the frontage, may reach up to six floors (22 m). The construction density is 79 percent, ensuring required setbacks from the road boundary.
The minimum total investment for the five-star hotel project at 18 Cao Ba Quat is estimated at VND911.3 billion, including VND679 billion for the land auction starting price and VND232 billion for construction costs.
Accordingly, auction participants must have owner’s equity of no less than 20 percent of the total investment, equivalent to VND182.2 billion, and must also meet requirements on capacity and experience in project development.
In addition, bidders are required to place a deposit equal to 20 percent of the total starting price of the land, equivalent to VND135.8 billion.
This land plot previously faced many obstacles and was cited by the Hanoi City Inspectorate for multiple issues. In the past, it was planned for development as an office complex at 18 Cao Ba Quat Street (Ba Dinh District), with Hanoi Urban Environment One Member Co. Ltd. as the investor.
However, after many years of inactivity, the project was among 16 projects publicly announced as terminated in 2018.
