The ministry, in its Q2 bulletin about the real estate market, reported signs of recovery with the total number of transactions of apartments, houses and ground higher than in the same period last year.
Houses and land plots remained attracted the highest attention in H1, especially in the mid-end, affordable and social housing market segments. However, supply was low.
The report said there were over 69,000 successful transactions of apartments and houses, mostly in Hai Phong, Long An, Da Nang, HCM City and Can Tho, which 340 percent of Q1 and 230 percent of the same period last year.
As for land, there were 213,000 successful transactions, equal to 138.7 percent compared with Q1.
The increase in prices of houses and grounds for building houses at projects has been slowing down in nearly all localities as investment, business and service activities have returned to normal.
The prices were VND137 million per sqm in Van Khe urban area in Ha Dong district, VND142 million at Vinhomes The Harmony in Long Bien district, VND227 million in Trung Yen urban area, and VND273 million in a project on Nguyen Huy Tuong street in Thanh Xuan district.
In HCM City, Chateau villas in district 7 had the selling price of VND227.3 million per sqm, Van Phuc City (Thuc Duc City) VND183 million, Villa Riviera (district 2) VND249 million, and The EverRich in district 7 VND123 million.
In Binh Duong, products at Binh Nguyen project are priced at VND65 million per sqm, and at Phu Hoa I in Thu Dau Mot City VND85 million.
In Khanh Hoa, Golden Bay project in Cam Lam district was priced at VND102 million per sqm, and Hon Ro 1 in Nha Trang City VND100 million.
The report pointed out that no apartments priced below VND25 million per sqm are on sale in central areas. Such apartments can only be seen in areas far from the center.
In Hanoi, for example, the prices were VND29 million per sqm in Dan Phuong district, VND26 million in Hoai Duc and VND27 million in Ha Dong district.
In HCM City, projects with affordable prices could be found in district 8 (VND27 million per sqm) and VND25 million in district 9.
In Hanoi and HCM City, some projects have sky-high prices, VND120-325 million, such as T-Place in Hoan Kiem district, in Hanoi (VND325 million), Grand Marina Saigon in district 1 in HCM City (over VND300 million) and M Landmark Residence in Da Nang (VND120 million).
