A penthouse in Hanoi or HCM City sells from tens to hundreds of billions of dong.

A 345 sq m penthouse with four bedrooms at the D’Le Roi Soliel project on Xuan Dieu street in Tay Ho district in Hanoi, with a good view of  West Lake, for example, is priced for VND32.5 billion, or VND94 million per sq m.

The apartment is scheduled to be delivered in September 2024.

Also in Tay Ho district, a duplex is offered at VND49 billion, or VND164 million per sq m. It belongs to the Heritage West Lake project with a view of West Lake, and a total area of 300 sq m and four bedrooms.

In HCM City, penthouses are offered at prices that are even higher than in Hanoi.

At The Marq project in the central business district 1, a penthouse, advertised as having a swimming pool, private lift and total usable area of 300 sqm, is offered at VND75 billion, or VND250 million per sq m.

Also in district 1, a penthouse with a total area of 294 sq m at Grand Marina Saigon is offered at VND295 million per sq m, worth a total of VND87 billion.

Meanwhile, a penthouse with five bedrooms, 385 sqm at Empire City Thu Thiem, is offered at VND130 billion, which means VND337 million per sq m.

The penthouse is advertised as having a view of district 1 and the city, with a swimming pool. The raw construction has been completed and buyers will decorate it as they want. 

At the same project, a 400 sqm penthouse is offered at VND230 billion, or VND575 million per sqm. The apartment has an infinity pool with a view of Saigon River and panoramic view of District 1.

To date, there have been no official statistics about the number of penthouses available in the market. However, experts affirmed that the figure is very small and they are only present at luxury projects located in advantageous positions. 

Nguyen Chi Thanh, deputy chair of the Vietnam Association of Realtors told VietNamNet that the number of projects is limited, the projects located in advantageous positions is even fewer, therefore, the prices of penthouses keep increasing and never decrease. In general, there are 4 or 8 penthouses in every project, the maximum figure is 12.
