According to Hanoi's updated land price list, the West West Lake Urban Area (Tay Ho District) now holds the title of the city’s most expensive urban land, valued at over $4,630 per square meter (113 million VND/m²).
This rate applies to the prime location in the urban area - 60-meter-wide roads in Tay Ho District - and represents a 225% increase from the 2019 valuation of $1,425/m² (34.8 million VND/m²).
In the same West West Lake Urban Area, land along the 60-meter-wide roads in Bac Tu Liem District is priced slightly lower at nearly $4,420/m² (108 million VND/m²), marking a 210% increase.
Across Hanoi, five urban areas boast land prices exceeding $4,100/m² (100 million VND/m²) for prime locations along major roads:
West West Lake (Starlake): $4,630/m² (113 million VND/m²) in Tay Ho District and $4,420/m² (108 million VND/m²) in Bac Tu Liem District.
Nam Trung Yen Urban Area: $4,480/m² (109.3 million VND/m²) along 40-meter-wide roads.
Thanh Pho Giao Luu (City of Exchanges) Urban Area: $4,170/m² (104.3 million VND/m²) along 50-meter-wide roads.
Diplomatic Corps Urban Area (Doan Ngoai Giao): Nearly $4,420/m² (108 million VND/m²) along 60-meter-wide roads.
My Dinh – Me Tri Urban Area: $4,170/m² (101 million VND/m²) along roads 20–30 meters wide.
Land prices in suburban urban areas have also seen dramatic adjustments, with average increases of 175–200%.
For instance, the Lideco Urban Area in Hoai Duc District rose from $763/m² (18.8 million VND/m²) to nearly $2,218/m² (54.7 million VND/m²), representing a near 190% hike.
Meanwhile, the lowest-priced urban area in Hanoi’s updated list is the Phu Thinh Residential Area in Son Tay Town, where land is valued at $461/m² (11.38 million VND/m²), a 175% increase.
Despite these official price hikes, market rates for properties in these urban areas are significantly higher, often 3–4 times the listed values.
For example, in West West Lake Urban Area, villas and townhouses are typically listed at $14,300–$16,300/m² (350–400 million VND/m²), while apartments exceed $4,100/m² (100 million VND/m²).
Some high-end villas in the area have asking prices surpassing $20,400/m² (500 million VND/m²).
Hong Khanh
