VietNamNet, after analyzing statistics, has found that Techcombank had the highest level of outstanding loans provided to the real estate sector.

In 2022, the bank reserved VND300 trillion out of the total outstanding loans of VND411 trillion for the real estate sector (both loans for enterprises and individuals). Its biggest lenders were powerful realtors, namely Vingroup, Sun Group and Masterise.

Regarding loans to individuals, in 2022, the bank lent to 46,000 clients to fund their home purchases with total outstanding loans of VND190 trillion, which means an average outstanding loan of VND4 billion for each client.

BIDV was the second largest lender with outstanding loans of VND275 trillion, which accounted for 18.4 percent of total outstanding loans, the largest proportion of the banking system.

In 2022, real estate outstanding loans of the bank increased by VND46 trillion, a growth rate of 20 percent over the year before.

Noting that this is a high growth rate compared with the average growth rate, Le Ngoc Lam, CEO of BIDV, stressed that the bank mostly lent to individual clients. 

As of December 31, 2022, the home loans provided to individuals had reached VND217 trillion, or 79 percent of outstanding property loans.

The third largest lender is VietinBank, with VND265.477 trillion. According to Nguyen Hoang Dung, deputy CEO of the bank, real estate credit accounted for 22 percent of its total outstanding loans in 2022.

As for Vietcombank, according to its CEO Nguyen Thanh Tung, real estate credit accounted for 20 percent of total outstanding loans as of December 31, 2022, a growth rate of 17 percent over 2021. 

Loans to individual clients accounted for 90 percent of total real estate credit.

Luu Trung Thai, CEO of Military Bank (MB), said MB reserves 8 percent of annual outstanding loans to provide to the real estate sector. However, its financial report showed small real estate loans in 2022, which accounted for 4.91 percent of total outstanding loans (VND21.357 trillion).

As for VPBank, real estate credit accounted for 14.4 percent of total outstanding loans in 2022 (VND52 trillion). The figures were VND30.4 trillion for SHB (8.33 percent), and VND1.99 trillion (0.86 percent)

ACB and HDBank are  listed among the 10 largest commercial banks of Vietnam. However, the two banks have not reported outstanding loans for every business field in their financial reports.

As such, except for ACB and HDBank, the total real estate outstanding loans of the remaining eight banks had reached VND1.25 quadrillion as of December 31, 2022.
