Of 418 IZs licensed so far, 298 have become operational.

However, as technical systems (guarding, lighting, waste water treatment, etc) there operate separately, with no connection with other systems, many problems have arisen. 

IZ management boards cannot have a prompt reaction when theft, fire and illegal littering occur. There are not effective measures to prevent the phenomena, and it takes big resources to take stock of assets.

The wastewater systems are too complicated and not concentrated and therefore, ineffective to control. IZs have to employ workers who are only in charge of noting electricity and water meter indexes, and cannot update figures about daily consumption.

The procedures for registering vehicles in and out are complex which takes a lot of time. There is no instrument that can help connect the community of tenants and effectively communicate between management boards and clients.

Running 14 IZs throughout the country with total area of 2,500 hectares, ROX Group understands the problems. And it has entrusted TNTech to design measures to settle the problems.

TNTech, after considering international practice, has taken a daring move by using the latest technologies to build smart IZs with diverse features, including smart office, smart power, smart asset management, smart transport and smart environment.

The smart IZ ecosystem developed by TNTech has been used in TanTruong IZ (Hai Duong) and Que Vo (Bac Ninh).

Ho Anh Thang, TNTech Solution Director, said the firm has built an integrated centralized management platform that collects all data from technical systems and sensors using new technologies. Integrated modules connect wastewater treatment systems, energy management, street lights, fire prevention and control.

The system collects and stores data, analyzes the data and gives predictions to support the administration and management.

Data is centrally managed at the core of the system, connected with related applications such as Operations Management, Asset Management and ERP (enterprise resource planning), meeting the interaction needs of IZ management boards, service providers, and food catering companies, and is always ready for third parties to integrate if necessary.

In 2022-2023, TNTech’s smart IZ solution was applied at two IZs owned by IMC Industrial Park Operation Management Service JSC which brought revenue of VND8 billion. It has been deployed in IZs run by Nam Quang Company this year with revenue of VND16 billion. 

It is expected that the solution will be applied by 8 IZs belonging to Eco Industrial Park Co Ltd and Song Lo Co, with expected revenue of VND34 billion. With the great achievement, the TNTech developed solution has been awarded Smart City 2023 and 2024 Sao Khue prizes.

Green economy, sustainable development

In recent years, Vietnam has become a bright spot in the FDI map, which has brought strong growth of the IZ real estate market. The keywords ‘xanh’ (green) and ‘thong minh’ (smart) are the two major messages IZ developers use to advertise their IZs as a great advantage amid the ESG (environment, social and governance) trend.

Vietnam’s next-generation IZ projects are following the Green-Smart tendency, meeting strict standards on environment, facilities and urban utilities, with flexible customization to fit specific characteristics of every IZ, in order to reduce carbon footprint.

At the Intelligent Operations Center in Que Vo IZ, a large screen is at the center and many small screens are used by officers to regulate different systems.

The power management system can collect electricity and water meter indexes in real time; and give prompt warnings about abnormal consumption levels when problems occur. 

Meanwhile, the automatic management and monitoring system controls the lighting system to save operation costs and cut electricity bills. The smart guarding system alerts thefts, fire and minimize fraud by security guards.

When incidents occur, the system will immediately alert the Control Center, so that the center sends quick-response forces to sites in accordance with the most optimal routes. At the same time, clients and related units will be informed about the incidents, if necessary.

Applying technology not only helps increase efficiency of IZ operations but also helps move towards sustainable development, ensuring ESG criteria.
