Spanning Ha Dong, Dong Anh, Gia Lam, and Thanh Tri to the former Hoa Lac area, these developments are expected to deliver tens of thousands of apartments in the coming years.

The Urban Affairs Committee of the Hanoi People's Council recently released an oversight report on the development of social housing and resettlement housing dedicated to site clearance across Hanoi. The report includes a land-use portfolio for concentrated, large-scale social housing developments featuring multiple projects covering tens to over 150 hectares planned across key gateways to the capital.

According to the portfolio, the largest proposed social housing development is located in the Hoa Lac Urban Area (subzone HL4), spanning Thach That and former Quoc Oai districts. 

It covers 157 hectares, with around 108 hectares dedicated exclusively to social housing. This project is master-planned to accommodate 31,180 residents, delivering a total floor area ranging from 600,200 to 779,500 square meters.

Another mega-project is planned in Tan Tien Commune (former Chuong My District), covering 127 hectares. It is projected to house nearly 17,250 residents with a total floor area of almost 585,000 square meters. The adjusted Hanoi Capital Master Plan through 2045 largely retains the development orientation for this zone.

In Quoc Oai, a social housing project in the Hoa Lac Urban Subzone (HL6) covers 78 hectares, including roughly 52 hectares designated for new residential construction. The project is planned to serve nearly 19,800 residents with over 1 million square meters of total floor space.

In the south of the capital, a social housing zone spanning Dai Ang (former Thanh Tri District) and Khanh Ha (former Thuong Tin District) encompasses about 105 hectares. Under the revised planning study, the projected population will increase to over 13,200 residents, with a total floor space of 337,500 square meters.

The Dong Anh area features additional social housing planning in Mai Lam, covering 10.7 hectares to accommodate nearly 4,800 residents and over 77,600 square meters of floor space.

Notably, two major projects have been proposed in the former Gia Lam District. Among them, a reciprocal land plot along the Hanoi - Hung Yen highway covers 63 hectares, with 58 hectares reserved for social housing. It is projected to serve nearly 18,900 residents with roughly 650,000 square meters of residential floor space.

Additionally, the Dang Xa - Co Bi social housing area spans 19 hectares, designed for over 10,800 residents with a total floor area exceeding 271,000 square meters.

In Ha Dong, municipal authorities are studying the development of a social housing zone covering over 105 hectares, providing 525,000 square meters of total floor area.

Beyond these mega-projects, the portfolio also features multiple social housing plots in Me Linh, Soc Son, Thanh Oai, and Son Tay.

In the former Me Linh District, a 12.9-hectare land plot in Quang Minh Town is designated to yield 141,600 square meters of apartment floor space.

In the former Soc Son District, several social housing sites are planned across Tien Duoc, Mai Dinh, Duc Hoa, and Tan Dan. 

The worker housing project serving the Soc Son Clean Industrial Park in Tan Dan Commune covers 30 hectares, with nine hectares reserved for social housing, projected to accommodate 12,000 to 25,000 residents across roughly 300,000 square meters of floor space.

Meanwhile, the former Thanh Oai District features two proposed social housing sites in Bich Hoa Commune, measuring 1.9 hectares and 20 hectares.

In former Son Tay, a 10.85-hectare site in Vien Son Ward has been designated as part of the 20 percent land-use contribution handed over to the city for concentrated social housing development.

This land-use portfolio was compiled by reviewing current master plans and aligning with directions in the adjusted Hanoi Capital Master Plan through 2045, with a vision to 2065. It serves as the framework for the city to gradually realize its goal of developing large-scale social housing zones, meeting the rising housing demands of local residents.

Some days ago, the Hanoi Department of Construction announced the schedule for receiving purchase and lease-to-own applications for the Kim Hoa Urban Area social housing project in Tien Thang Commune. This marks the second intake phase for the project, offering 398 apartments for sale and lease-purchase.

A total of 398 apartments are open for applications, including 326 units designated for sale and 72 units for lease-purchase.
