According to notes accompanying Vietnamese banks' financial statements for the second quarter of 2026, 12 banks disclosed detailed figures on outstanding real estate loans as of June 30. Of these, eight reported an increase in the proportion of real estate lending to total outstanding loans compared with the beginning of the year.
The banks reporting a higher share of real estate lending as of June 30 were:
SHB recorded an increase of 0.08 percentage points to 34.62%, the highest real estate lending ratio among the 12 banks.
BVBank's ratio rose 0.33 percentage points to 30.47%; VPBank's increased 3.6 percentage points to 27.17%;
MSB's edged up 0.24 percentage points to 14.27%; MBBank's climbed 2.88 percentage points to 14.25%;
TPBank posted the largest increase, up 4.22 percentage points to 14.82%; PGBank's rose 1.28 percentage points to 11.19%; and VIB's increased 2.87 percentage points to 8.39%.
By contrast, four banks reduced the share of real estate lending in the first six months of the year.
Techcombank's ratio fell 1.92 percentage points to 26.68%; HDBank's declined 0.87 percentage points to 12.68%; Saigonbank's dropped 0.56 percentage points to 4.81%; and LPBank's decreased 0.27 percentage points to 3.58%.
Combined outstanding real estate loans at the 12 banks exceeded $42.9 billion as of June 30. VPBank led the group with more than $10.97 billion, followed by SHB with more than $8.43 billion and Techcombank with more than $8.12 billion.
With real estate loans accounting for 14.25% of total customer lending, MBBank had more than $6.39 billion in outstanding property loans at the end of June. HDBank's figure stood at about $3.01 billion, while TPBank recorded approximately $1.91 billion.
VIB and MSB followed with around $1.27 billion and $1.22 billion, respectively. BVBank had approximately $958 million in outstanding real estate loans, while LPBank recorded about $588 million.
As smaller banks, PGBank and Saigonbank had significantly lower real estate loan balances as of June 30, at approximately $204 million and $40 million, respectively.
Among these banks, MBBank does not rank first in either its real estate lending ratio or outstanding property loans, but its lending appetite appears to be gradually changing.
For many years before 2025, MBBank kept real estate lending below 10% of its total loan book, at times at just 8-9%. By the end of 2025, however, the ratio had risen to 11.37%, before climbing further to 14.25% as of June 30, 2026.
Speaking to VietNamNet, MBBank CEO Pham Nhu Anh said MB had previously maintained a low real estate lending ratio for a prolonged period, consistently below 10% of total outstanding loans. Over the past two years, however, the property market has begun to recover as projects have developed, prompting the bank to raise the proportion of real estate lending to around 13-15%.
"We can only develop our retail banking business when we lend to both property developers and homebuyers. However, MB only lends to real estate projects that have completed all legal requirements and are eligible to be put on sale," Pham Nhu Anh said.
The CEO stressed that MB does not finance real estate speculation or projects that have yet to complete their legal requirements, whether the borrowers are individuals or businesses.
