/ Supervise and be responsible for the operation and management of all aspects of the Facility Management team.
2/ Monitor and ensure all technical systems of the Office Building are smoothly operational.
3/ Set-up and adhere to the Departmental operation procedures and performance standards.
4/ Set-up and implement Emergency Procedures e.g. Quarterly fire training exercises, fire evacuation drills, etc. in conjunction with the Property Manager.
5/ Coordinate with Project staff on the hand-over of facilities and rectification of defects
6/ Supervise all repair, renovation, maintenance and fit-out works.
7/ Develop, implement and supervise short, medium and long-term maintenance of all technical equipment within the Office Building to ensure maintenance requirements for all plants and equipment are met.
8/ Negotiate and secure preventive maintenance contracts for equipment and systems which are deemed to be necessary for servicing by contractors.
9/ Supervise closely all maintenance personnel in the performance of their duties and delegate duties and responsibilities as required
10/ Maximize the effectiveness of engineering employees by developing each of their skills and abilities through the appropriate training, coaching and mentoring.
11/ Recommend and Implement energy saving program.
12/ Conduct inspection, at least twice a month, of building with particular attention on defective or deficient life safety features and observe closely the condition of all operating equipment/ system.
13/ Control and monitor closely all utility consumption and energy efficiency of all equipment/ system and to ensure optimum energy usage by all departments
14/ Review and approve all invoices and purchase requests involving technical services, installations, machineries, parts and equipment, etc.
15/ Liaise with Suppliers, Contractors and Authorities.
16/ Execute other works as assigned by Property Manager.
