SCOPE OF WORK: Be responsible for assisting Property Manager in daily operations reports of the property.
A. OPERATION
I. Staff performance
- Check daily attendant list and supervise the quality of work of outsource service: security guards, pest control activities, the landscape team, parking...
- Participate in the collection of overdue accounts
- Assist in control car park operations.
II. Cost control and energy saving
- Supervise to ensure that operation time of all machines, AC system, lighting system in the building are controlled reasonably.
- Operation department has procedures for stock control and items issued e.g. to avoid under / over stock.
III. Guest satisfaction
- Make Tenant communication a priority.
- Identify abnormal signs of operation, signs of defects and report to Line manager.
- Support/supervise tenant’s contractors in repair or maintenance works
- Building hygiene management, whether outsourced or in-house, a non-compromising standard must be maintained.
- Ensure Tenants are aware of the waste disposal systems and adhere to the procedures, Green Hub – Waste Management.
- Quickly respond to customer requests within the allowable scope and in accordance with Company regulations.
IV. Safety and security
- Ensure all staff, workers, contractors understand and implement the Fire & Safety regulation and procedures.
- Participate in building security controlling
- Implement the others works assigned by Line manager.
B. REPORT:
- Report emergencies to proper authorities.
- Carry out the periodic and unscheduled reports as requested by Line manager.
