Market Knowledge:
· Develop and maintain detailed knowledge of all commercial property markets and properties in Vietnam.
· Update new market knowledge for the Leasing and Research teams.
· Be able to present and speak knowledgeably on the HCMC retail markets, sub-markets, and individual properties.
· Conduct local market analysis for existing inventory and competitive properties to ensure accurate marketing and competitive pricing with regard to market rent, tenant improvements, and rental abatement.
· Develop technical knowledge of commercial leasing to a high international standard.
· Read business news daily to identify sector and economic trends that will impact retailers’ requirements.
Client Development (Developers & Retailers):
· Build ongoing relationships with developers and retailers through telephone calls, emails, direct and indirect marketing, and networking.
· Generate requirements for retail space according to weekly and monthly activity targets through direct sales actions and incoming requirements from your contacts.
· Build a strong portfolio of clients that will use you as their primary contact for real estate information.
· Update the Savills database with records of all communications, meetings, contact information, and company information gained.
· Support pitching new projects.
Leasing Process:
· Always operate to achieve the best result for your client, ensuring that all benefits and incentives have been achieved.
· Fully understand all the terms included in an Offer to Lease, Letter of Offer, and Memorandum of Understanding.
· Have strong comprehension of a lease agreement/tenancy agreement, and be able to act in a supporting role to both the tenant’s and the landlord’s legal teams.
· Advise and assist the tenant/landlord through to handover of space when required.
